There are NO cameras facing the interior or inside the cabin, nor the hot tub area- just at the front and back doors. *** Main Rules: -Dogs allowed- There is a $60.00 fee for bringing a pet, if the fee is not added when booking the cabin, and we identify that pets were on the premise, we will request an alteration of the booking to reflect the included pet fee. If there is excessive hair you will be charged an additional cleaning fee of up to 100 dollars. if there is any damage you will also be responsible for the repairs or clean up. - No smoking inside or on deck surrounding. (Fire restrictions are set by the town of Ruidoso. It is the guest's responsibility to know and ensure guidelines are adhered to. Any violations or fines will be incurred by the guest). - Remove trash, wash/ put away dishes prior to your departure - All trash inside and outside of the cabin must be collected and placed in the large dumpster which located outside on the street. Leaving trash or food behind will attract wildlife to include bears and mice. SHORT TERM RENTAL AGREEMENT: 1. Property: The property is furnished and includes such items as fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets (including spare sets accessible to the guest), bath towels, essential cooking spices, baking and cooking supplies, etc. [this is not a comprehensive list.] 2. Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancies allowed. 3. Term of the Lease. The lease begins at 4:00 p.m. on the “Check-in Date” and ends at 11:00 a.m. on the “Checkout Date” unless otherwise arranged. 4. Minimum Stay: This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday and peak season periods. A 1-night minimum stay may be considered. 5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.. 7. Rental Rate and Fees: Rental rates will be communicated via booking site. Payment in full shall be due according to the time frame specified by the listing site. Deposit: No security deposit is required. Charge for Damages: Claims of damage will be communicated by the Homeowner within 14 days of the - damage to the property or furnishings based on the following: - dirt or other mess requiring excessive cleaning; - failure to adhere to the rental rules outlined in exhibit A; or - any other cost incurred by Homeowner due to Guest's stay -Damage to property. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% (minus $75 admin fee) if cancelled >30 days prior to Check-in Date 0% if cancelled inside of 3 days prior to the Check-in Date If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract. 10. Insurance: We encourage all renters to purchase traveler insurance. 11. Notice of Surveillance: There are exterior cameras at the front and rear entrance of the cabin. These cameras are not to be tampered with, nor the smart hub unplugged. The cameras are for security purposes only and do not face the interior of the cabin. Exhibit A: RENTAL RULES 1. Smoking is NOT allowed inside the property. Fine of $300 plus expenses incurred, including any rental revenue from dates we have to block off or move/ cancel guests. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets- the policy will be outlined within the listing site. 7. Parking: PARKING PASSES – 2 designated parking spaces provided. 8. Housekeeping: There is no daily housekeeping service. While linens and bath and beach towels are included in the unit, daily maid service is not included in the rental rate. . 9. Storms: If there is a storm, earthquake, or anything that causes significant damage to the rental area which inhibits you from staying, no refunds will be given. We encourage all of our travelers to purchase traveler's insurance. Checkout: Please make sure all dishes are washed and put away and trash is removed and placed in city dumpsters. Failure to do so may result in an excessive cleaning fee. Thank you! We ask that you leave the property in a reasonable condition for our house cleaners but enjoy your last day! The key-code to the door will automatically be disabled within an hour of your departure time. If you've left anything behind, please let us know and we'll arrange to get it returned to you! ANY CREDIT CARD SUPPLIED WILL BE HELD FOR BACKUP SECURITY PURPOSES ONLY It is hereby agreed that unpaid rent, excessive cleaning, damage, penalties for non-adherence to rental rules, lost keys or lockouts may be charged to this card if necessary. We ask that prior to your departure, please ensure all lights are turned off and the heaters and air conditioners are turned off.
